BALANCED MUTUAL FUND: TIME TO INVEST Posted on November 4, 2012 by Soumya Sarkar Mutual funds are important investment tools for the retail and institutional investors. For safe investors, it is better to go for debt mutual funds and the opposite is for equity investors. But in mutual fund domain we find another set of investors who are neither very conservative nor very aggressive. To get those kinds of investors on board, a new flavor comes into the market which is known as balanced mutual funds. Balanced funds are also known as hybrid funds. They are a type of mutual funds that buys a combination of common stock, preferred stock, bonds, and short-term bonds, to provide both income and capital appreciation while avoiding excessive risk. Lot of investor put money as per the climate. When equities will do well they will draw cheques for equity investments only and when they suffer a loss the money is diverted to bank FDs. And when the market roars they grump and get premature withdrawals on FDs. This happens when person does not understand the nature of these asset classes. Investing in equity is a bumpy ride but for best return in long term you need to be friends with equity. But investing in equity needs a sound heart and patience. If you feel you cannot cope with the volatility still wish to have better returns than debt you can choose balanced funds. Advantages of balanced funds: It provides diversity in true sense with portfolio containing top stocks and bonds for a blend of growth and safety. There is no trouble in managing an assortment of investments yourself. The one fund gives it all and reduces your overall problem of managing the investment. Few balanced mutual funds: HDFC Prudence Fund HDFC Balanced Fund Reliance Regular Savings Balanced Fund Canara Robeco Balance Fund Tata Balanced Fund ICICI Prudential Balanced Fund DSP BlackRock Balanced Fund Franklin Templeton FT India Balanced Fund This article is written by Soumya Sarkar. PROPERTY IN BOOM: RESIDENTIAL MARKET Posted on November 4, 2012 by Soumya Sarkar As I have written in my last article on real estate that this festive season is going to be the premium time for the buyers. It exactly happens in the same fashion. The sales volumes of the residential properties have gone up to 25-30% in this time. The Reserve Bank of India may not have reduced the interest rates, but residential property sales seem to have caught momentum with increased new launches at lower rates and incentives offered by developers. According to our research report, it is very clear that the corrections are not over for real estate. Inventory levels are quite high for the developers. But if we look at the year to year return then we can easily conclude that national capital region has witnessed a growth of around 40%. The reason of this kind of high growths attributed to smaller projects and flexible payment options. Apart from the investment purpose, lots of small income groups are considering these projects for their future residential purpose. Higher government approval rates of residential projects also help the small developers to enter into the market. As developers enter, they lead to affordable budgeting which attracts small scale customers. This article is written by Soumya Sarkar. DECIDE ON READY TO MOVE PROPERTY THAN PRE-LAUNCHES Posted on November 4, 2012 by Soumya Sarkar Often we find a lucrative offer from pre-launches. For a new investor, it provides better return and easy to invest. But the question is which one is good and how to deal with pre-launches and ready to move properties. As an investor, you have to decide on few factors:- Whether this investment is purely investment purpose or residential accommodation. Whether it is your first investment or not. Whether you want to take the property for cash or bank loan. Your disposable income is enough to pay the EMI for one year How much distance you have to ravel and what is the time you spend on roads if you take it as residential accommodation What is the feasibility of that location like how many companies are setting office over there or it comes under special economic zone etc. In our recent studies, we found that there are good amount of projects coming in Delhi NCR region but few projects are outside the region which are growing as residential projects. And in most of the cases no big companies are coming to set up their businesses or plant or offices in those regions. So there may be high booking on pre-launches but investors will find it difficult to sell the properties at the time of selling. If we look at gurgaon, one of the best realty market in India, we found that maruti is the first company who started their operation in gurgaon. So as the companies start their operations or businesses, the real estate value goes up accordingly. That is the reason, we always recommend that you should always go for ready to move properties than pre launches because you can consider various factors. Growth of your area How companies are setting the industries nearby. No delay in project completion No delay in transfer of properties Saving on rents Appreciation of properties plus rents Known infrastructure and facilities Hassle free property transfer. These are few reasons why we always recommend ready to move properties rather th

MUHURAT TRADING: HISTORY TO KNOW Posted on November 13, 2012 by Soumyasarkar Muhurat trading is happened to be a trading on the occasion of auspicious trading on Diwali. Muhurat trading in the stock market happens for about an hour on Diwali day. Usually, this trading session is held in the evening. It is a symbolic ritual which has been performed for years. Most of time in previous years, stock markets closed higher on muhurat trading. But on two occasions reverse trends were seen. 12 out of 15 times, sexsex had shown a gain more than 1% but had taken a reverse direction on next day. Last year sensex only managed to gain half percent on muhurat trading. The major jump was seen on muhurat trading on 2008 when both Niifty and Sensex jumped more than 6%. On two occasions sensex closed negative on muhurat trading. The history says that the day after muhurat trading is more eventful than the auspicious day. 10 out of 15 times, it closed negative rather than positive. Only in 2008, market closed positive on next day even after a long jump on muhurat trading day. Only in the one occasion out of five that market closed positive on the following day of muhurat trading. We have to wait to see how in behaves this year on 2012. RAJIV GANDHI EQUITY SAVINGS SCHEME: FEW FACTS TO KNOW Posted on November 14, 2012 by Soumyasarkar Former finance minister Pranab mukherjee announced “Rajiv gandhi equity savings scheme” in his budget of 2012-13. This scheme is an initiative that aims to bring millions of investors into stocks by offering a tax benefit to deepen market liquidity and reduce a reliance on gold savings. The scheme is exclusively for first time retail investors with annual income of below Rs 10 lakh. This also includes those investors who have opened the demat account but not have done any transactions in equity or derivatives under the notification of this scheme and all those account holders other than the first account holder who wish to open a fresh account. WHY YOU SHOULD BE BULLISH ON BANKING STOCKS Posted on November 19, 2012 by Soumyasarkar Banking stocks are always favorite for the investors and this sector had provided the return in the past. But is this the right time to enter into the banking stocks. Most of the analysts are predicting that banking stocks will go up in recent time if the investors have the capacity to hold the stocks for one to two years. With amid speculation of rate cuts and reforms by the government, we all are hoping that public sector banks will keep on growing. With the rate cut the NPA (non performing assets) will go down and the profitability of the banks will go up. The share prices of the banks will go up once the profitability of the banks go up. Even with GDP growth slowing down to 5.5% and WPI inflation moderating to 7.45% in October, from 7.81% in September, an interest rate cut looks an must option as central bank cant sacrifice the growth and liquidity both. With the rate cut, banks will pay lower rates on fixed deposits to investors, which in turn will lower their borrowing costs. As the cost of comes down, lenders will keep on borrowing which provides the growth to the banks. Not only the loan book will increase but also the treasury income will increase. As banks hold bonds in their treasury portfolio, any fall in interest rates leads to an appreciation in bond prices, which in turn means higher income from treasury portfolio. But the question is why to look for PSU banks. The reason is very simple as PSU banks are trading at a discounted price than their book value price. Few banks like Canara bank, Bank of India and Allahabad bank are the shares to look for. Even banks like Vijaya banks and central bank can be a good options for the investors to generate the returns of their investments. This article is written by Soumya Sarkar.
